One of the first questions all consumers
ask is “how much will it cost to build my dream home ?” People
that have saved and worked their whole life for their dream
residence, vacation or retirement home need the security of a
ballpark figure.
You will find many companies shy away from an answer because of the many variables involved like log species , log style, geography , window types, sweat equity, etc. Add to all this the many ways the interior can be finished (lofts, walkout basements, etc.) and there simply is not a formula available to calculate costs.
That said consumers still want and need to budget …. log homes today can range from $150/sq. ft. to well over $300/sq. ft. of livable, finished space. This is soup to nuts including all mechanical systems, wells, septic, etc.
Research has shown that the average , well appointed home is running about $225/sq. ft. (excluding land)
BUDGETING
Exterior - Log Package - The log package will come in exactly on price however with dramatically changing fuel costs allow a little extra to cover freight.
Interior - I recommend that my clients allow for at least 10%
over budget, as once the project starts you will find that you want to upgrade the cabinets, or put a nice chandelier in front of the fireplace, or add a Jacuzzi to the back deck.
Money saving tips –
- Build up not out to expand space -- keep foundation size as small as possible
- Add decks and porches to expand living area and make the home look and feel much larger
- Add a good size loft – loft space runs about 50% less than first floor space to build-out
